The Home Store offers a wide selection of modular one story house plans. Several of these modular home floor plans are traditional ranch modular homes. For example, we offer the Castlewood and Marquette – NH ranch house plans. We also offer more contemporary modular 1-story home plans with multiple roof lines and front entry garages that add considerable character. These styles are often known as modular T-ranch plans or modular H-ranch plans, since the modules run perpendicular to each other. Examples of T-ranch modular plans are the Gemini and the Jamison – G, and examples of H-ranch modular plans are the Phoenix and the Independence – UD – NH. Our Sugarloaf 5 at our model home center is one of our most popular modular T-ranch house plans.

We also offer raised ranch modular plans, which are created by building one story home plans on top of a raised foundation. The resulting “kneewalls” for these modular ranch house plans usually contain several medium- to large-sized basement windows. The elevated foundation, with its larger windows, creates a great opportunity to finish the basement of your modular raised ranch home plans with affordable living space, brightened with sunlight. In addition, building one of our modular raised ranch floor plans on sloped land makes it possible to use part of the basement for a drive-under garage, which is considerably less expensive than an attached or detached garage. The front entries of modular raised ranch house plans are split (that is, built half-way between the first-floor and the basement), making the home a bilevel design. Raised ranch entries, with their split-level stairs, can be quite attractive, even a primary feature of these modular 1-story house plans. Two examples are the Auburn II and the Fairbrook II.

Modular split-level house plans are a cross between modular T-ranch house plans and modular raised ranch house plans in that they comprise a ranch on one leg of the “T” and a raised ranch on the other leg. This creates a trilevel design with some of the advantages of modular raised ranch floor plans. An example of a split-level modular plan is the Hopewell II.

Our one story house plans, like all of our modular home floor plans, come in a wide variety of sizes. The Harmony I and Hampshire II are the cottage sized 1 bedroom modular ranch house plans that are often used as in-law additions. The Kenilworth and the Georgetown II are smaller traditional modular ranch plans, and the Gordon – AL and Liberty IIA – TC are smaller contemporary ranch modular homes. The Glamorgan and the Randolph – G are much larger traditional modular 1-story home plans, and the Helderburg and Galeton II are much bigger contemporary modular house floor plans.

If you select a 9/12 or 12/12 roof with attic trusses for your modular one story house plans, you can create some wonderful storage space that you can easily access if you also select a set of stairs to the attic. The second story created by upgrading to a 12/12 roof pitch with one of our modular ranch house plans can be finished into useable rooms. In fact, if you are considering Cape Cod modular home floor plans, but cannot find any designs to your liking, you can in effect create several Cape Cod designs when you select a 12/12 roof with stairs to the attic for your favorite modular one story home plans. You can further enhance your unfinished attic space with these ranch modular homes, as well as their exterior appearance, by adding gable dormers (also called A-dormers and dog-house dormers).
